A guide to tea-room cost and build time

Where the money goes. A gentle breakdown to help you read an estimate.

A tea room's cost is roughly set by 'size × style × materials.' Earthen walls, real tatami and the hand-skill of a sukiya carpenter all feed directly into the price.

Among companies that publish prices on their official sites, Millième lists a two-mat modular tea room at ¥3.3M and a four-and-a-half-mat one at ¥4.18M (tax included, delivery extra), and Senshin-an sells a small indoor modular tea room, 'Tea room Zero', for ¥250,000. Few builders publish prices for a fully custom sukiya tea room built for your site, and the cost varies widely with size and materials, so always confirm with an estimate.

Allow about 1–2 months for design and 2–4 months for construction. When earthen walls that need time to dry are used, the season has an effect too.

It's reassuring to take estimates from several companies and compare the breakdown — design fee, materials and carpentry labour.
