What kit tea rooms cost — the published prices, side by side

How much is a kit or drop-in tea room? Of our seven listed makers, two publish prices on their official sites. Here are the figures, and what they leave out.

How much does a kit tea room cost? It is usually the first thing people want to know. CHASHITSU TOKYO lists seven companies that make kit, unit, drop-in or standard-model tea rooms. Two of them publish prices on their official sites (confirmed there in October 2026).

[Millième (Kyoto): ¥3.3M and ¥4.18M] Two kit-built tea rooms are listed with prices: ¥4,180,000 including tax for a four-and-a-half-mat room and ¥3,300,000 including tax for a two-mat room. Both are marked "delivery charged separately."

[Senshin-an (Tokyo): ¥250,000] The small indoor kit "Tea room Zero" is ¥250,000, and can be added to a cart and bought directly from the official site.

[The five that do not publish prices] D.Architects (Kyoto) is the design office behind the two-mat contemporary kit tea room Seikō-an. Sobokuya (Hokuto, Yamanashi) makes kit tea rooms of its own design in timber joinery, and Hida Forest (Gero, Gifu) makes unit tea rooms to order. Kato Biken (Ito, Shizuoka) offers made-to-order drop-in tea rooms and also rents them. Taiyosha (Aichi) sells standard models such as its "Kakishō Koma." For these five the figure depends on the specification, so you ask for an estimate.

[Between ¥250,000 and ¥4.18M] Even among kits, prices differ more than tenfold. Size, materials, whether a hearth can be cut, and whether there are walls and a roof make them almost different products. Rather than judging dear or cheap from the number alone, compare what is and is not included.

[What the price leaves out] A published figure is usually for the unit itself. Millième states that delivery is extra. On-site assembly, tatami and hearth fittings, and any floor reinforcement are also worth confirming when you ask for an estimate.

[Five things to ask] (1) Delivery and assembly costs; (2) whether a hearth can be cut, and electric or charcoal; (3) whether it fits into a condominium; (4) whether it can be dismantled or moved when no longer used; (5) lead time. Asking every company the same five makes estimates comparable.

If your budget ceiling is already set, start with the two companies that publish prices. Our company list can be filtered by type, such as Kit / Unit. For the cost of building, see our separate article on tea room costs and schedules.
